Call a Certified Specialist Before the Process Begins

When a loved one passes, the most important call you make isn't to the court. It's to the right real estate professional, and it should happen before the formal process begins. Here is why a certified specialist belongs in that early window.

When a loved one passes, the most important call you make isn't to the court. It's to the right real estate professional, and it should happen before the formal process even begins.

Think of it the way you'd think of hiring an attorney: you bring in the specialist when the situation first appears, not after the paperwork starts flying. In that early, pre-probate window, a Certified Probate Real Estate Specialist (CPRES) or Certified Probate Expert (CPE) is the agent who already understands the estate process from day one.

Why call a certified specialist early, while the home is still simply an inherited property:

  • They know this process cold. A CPRES or CPE agent is trained specifically in estates, so nothing about your new situation surprises them.
  • They bring real valuation. Before any decisions are made, an expert's as-is valuation gives the family an honest baseline.
  • They flag what buyers care about. Repairs, title details, market timing, a specialist spots these before a generalist would.
  • They keep heirs on the same page. Estate-expert agents are used to guiding families through loss together, and they make the numbers make sense.
  • They're built for the emotional part. Expertise matters and empathy matters more, certified specialists bring both.

Calling a specialist early is just smart. By the time the process formally starts, you'll already have someone who has been here before.
